Welcome To Ridgefield

Ridgefield is a picturesque, progressive community in the southwestern corner of Connecticut. The downtown area, with its old-fashioned streets and architecture, seems untouched by time. Most impressive about Ridgefield, however, are its citizens, who are enthusiastic and dedicated to preserving the quality of life in their Town, as evidenced by their involvement with many Town boards and committees.

Ridgefield is voted Connecticut's #1 town every year for it offers the highest in quality of life, based on its schools, low crime rate, and scope of services. The Ridgefield school system is among the finest in the county. Even its dining is world class. The local residents get spoiled with all of the restaurant options and conveniences.

Ridgefield is historical. Ridgefield's history began in 1708 when five men form Norwalk, Connecticut purchased 20,000 acres of land from the Ramapoo Indians and called it Ridgefield. Thirty-five families joined the first five men, making their homes along Main Street. Ridgefield remained a farming village after the Civil War and eventually evolved into a resort community for the wealthy from NYC. Irish and Italian immigrants were hired to work on the estates. Their descendants became leaders in local affairs and businesses, and today many of them continue to comprise the diverse community that is Ridgefield. Ridgefield currently has a population of 23,000+ and covering over 34 square miles.

Ridgefield is famous for its handsome Main Street, which stretches more than a mile long, is lined with a wealth of stately homes, towering trees, antique shops, boutiques, museums, churches and country inns.

The Ridgefield public school system is administered by a nine-member town Board of Education, elected by local residents and educational organizations.

At a time when state and national SAT scores have remained almost static, the scores of Ridgefield students have continued to rise. Currently, 98% of our high school graduates go on to higher education.

Ridgefield students receive a high degree of individual attention both on and off the campus. Through a variety of special programs, students can focus on the basics while developing their individual talents for the future.

As an active community, Ridgefield also supports its many school teams and organizations. Ridgefield High School supports 50 teams that compete throughout Fairfield County.

Government

Town government is administered by the elected three-member Board of Selectmen, headed by the First Selectman. A number of other boards and commissions are appointed or elected, all comprising the autonomous town government. The Town Meeting form of government enables every registered voter to participate in all issues.

Police and fire protection are provided by full-time paid professionals and trained volunteers. A paramedic is on duty 24/7 and ambulance transportation is a municipal service. Patients in need of emergency care have their choice of either Danbury or Norwalk Hospital.

Danbury Hospital

Conveniently located, only 20 minutes from Ridgefield. Danbury Hospital is a 371-bed not-for-profit community teaching hospital serving approx. 360,000 residents of western Connecticut and southeastern New York. Danbury Hospital has 10 clinical departments and a medical and dental staff of more than 500 physicians. Danbury Hospital is the area's largest employer with close to 3,000 employees and 67 resident physicians.

Ridgefield Community Center

One of the Ridgefield's most valuable resources is its historic Community Center. The purpose of the Center is to stimulate and maintain cultural, educational, recreational, and philanthropic activities for the benefit of the town. Formerly the home of State's Governor, the town purchased the property for its resident's enjoyment.

Over sixty clubs, organizations and societies enlist the resources of Ridgefield residents in helping others and enhancing the quality of life in the town.

Services

Residents of all ages can participate and joy Ridgefield's many community offerings. The Ridgefield Library is open seven days a week and offers extensive collection of literature, periodicals, reference materials, and children's books. The library's Charles Dayton Program Room hosts lectures, art exhibits, and films of interest to the community.

Place of Worship

From the beginning of Ridgefield's rich history, churches have played a key role. In fact, the oldest church in continuous use is the Ridgebury Congregational Church, built in 1760.

Insurance >Hazard Insurance

Are you considering taking out hazard insurance on a property before you actually take title? It may be a good idea!

Even though you are not yet the owner of record, as the buyer, you have an insurable interest in a property the moment that you and the seller execute the sales agreement. As a matter of practice, however, buyers do not usually take out insurance until the papers change hands, and it should not be necessary if the agreement of sale is properly executed.

It is very important to both parties that the agreement states that the property will be insured for a specific amount. From the buyer's point of view, an adequate sum must be stipulated, and the agreement should not read "as now insured", which can indicate that the seller may not want to increase the insurance.

As a general rule, the amount of insurance on the buildings on a property should equal the sales price, less the value of the lot.
